Canada’s largest speculative industrial property available for lease

Lakeridge Logistics Centre, a 1.2 million-square-foot facility in Ajax, Ont., and the largest speculative industrial property in Canada, is now available for lease.

Located at 537 Kingston Rd. East in Ajax, Lakeridge Logistics Centre is the town’s first industrial property designed to be fully net zero carbon. Developed by Pure Industrial, the centre is tailored to meet the needs of customers essential to Canada’s supply chain.

With its strategic location, cutting-edge features and sustainable design, the facility offers significant cost savings and a competitive edge for businesses.

The building emphasizes renewable energy, electrified heat sources and enhanced energy efficiency. Designed for long-term zero-carbon performance, it offers potential cumulative cost savings of up to 19 per cent over 10 years.

Key sustainable features include:

  • A high-performance building envelope and ultra-efficient mechanical systems.
  • On-site solar power generation, designed to meet a portion of the building’s energy needs.
  • Future-proofed infrastructure capable of covering 100 per cent of anticipated electricity demand with solar.
  • Superior indoor air quality and filtration.
  • Support for alternative transportation, including public transit, bicycles, and electric vehicles.

“We’ve been consistently impressed by how focused and detail-oriented Pure Industrial has been, remaining on schedule while delivering a superior, sustainable space for businesses seeking an immediate move-in date,” said Ben Sykes, principal at Avison Young. “Pure’s speed to market has been incredible, and we are now ready to accept tenants – not necessarily with long-range, future occupancy dates, but rather with dates that meet immediate needs.”

The Class A property is visible from Highway 401 and provides access to Canada’s largest markets. Leasing is represented by Avison Young’s Ben Sykes, Eva Destunis and Ryan Hood.

“The premium location and property demonstrate an industry-leading industrial facility that can cater to occupiers for years to come,” Sykes said. “With recent interest rate drops in Canada and the U.S., the economic landscape is ready for an upswing and future growth, and Lakeridge Logistics Centre is positioned to support it.”
